St-Aubin-sur-Gaillon

In 2025, ALTEO Investment Management acted as asset manager for the transport and logistics company De Rijke to structure the financing of a premium logistics asset located in Saint-Aubin-sur-Gaillon (27). As part of this, ALTEO IM organised the investment round, bringing together Virtuo Industrial Property and private investors.

The bank loan was provided by Caisse d’Épargne Normandie (Jean-Baptiste Sobry).

The sale of the warehouse was finalised with Savills Investment Management, acting on behalf of a German pension fund, in line with the strategy defined prior to the transaction.

A strategic and sustainable logistics asset

Located between Paris and Le Havre, in the immediate vicinity of the A13 motorway, the warehouse benefits from a key logistics location within one of Europe’s main transport corridors.
With a floor area of 22,550 sqm, the building is fully let to logistics provider De Rijke under a long-term lease, ensuring immediate rental security.

The asset is part of a rigorous environmental approach and includes, in particular:

  • a smart building management system,
  • high-performance LED lighting,
  • reversible heat pumps,
  • charging points for electric vehicles,
  • a rooftop solar power plant, operated by a specialist operator.

The building is BREEAM Excellent certified.

The acquisition of this modern and sustainable logistics asset reflects our strategy of making targeted investments in high-quality properties situated in strategic locations. France remains a particularly attractive market for logistics investment, driven by strong demand for well-located, energy-efficient space. With this acquisition, we are adding a new asset to our portfolio, situated at the heart of one of Europe’s most dynamic logistics markets.
